# Mortgage delinquency by county and state

Where homeowners are falling behind on their mortgages: the share of mortgages 90 or more days late and 30 to 89 days late in every state and in each county the CFPB publishes, month by month since 2008. The figures are the CFPB's own, kept exactly as published.

County figures exist only where the CFPB's sample holds at least 1,000 mortgages.

## What is in this dataset? {#what-h}

The share of mortgages 90 or more days delinquent and 30 to 89 days delinquent, from the Consumer Financial Protection Bureau's Mortgage Performance Trends, for the nation, every state and DC and each county the CFPB publishes (counties with at least 1,000 mortgages in its sample): the latest month, the same month a year earlier, the change in percentage points, the highest and lowest 90-day share since January 2008 and each year's December values. Percents only, as the CFPB publishes them.

Use it to see where homeowners are falling behind on their mortgages, the stage before foreclosure: which states and counties have the highest share of mortgages 90 or more days late, whether it is rising, and how today compares with the 2010 peak, as context for foreclosure-defense, consumer-bankruptcy and real-estate work. Agents can look up a state and its counties, compare states, or search by county name or FIPS code.

## Where does the data come from? {#from-h}

The CFPB publishes, a few times a year, monthly shares of mortgages 30 to 89 and 90 or more days delinquent since January 2008, from a nationally representative 5 percent sample of closed-end, first-lien, 1-4 family residential mortgages (the National Mortgage Database), for states and for every county with at least 1,000 sample mortgages. The newest file set is read in full and kept as published. A gate checks that single-county metro areas in the CFPB's separate metro file carry the same values as their county, that the national row is the same in every file, re-downloads the files and re-reads 50 random records.

## What are the limits? {#limits-h}
- These are shares of mortgages in the CFPB's sample, not counts of foreclosure filings: a delinquent mortgage may be cured, modified or paid off.
- The CFPB builds the figures from a nationally representative 5 percent sample of closed-end, first-lien mortgages on 1-4 family homes.
- Counties appear only where the CFPB's sample holds at least 1,000 mortgages, which is mostly the larger counties.
- Each new CFPB release revises the whole series, so the figures here replace those of the previous release.
- Records older than 200 days since their last check are marked `stale` in the files until we re-check them. Every confirmed error we fix is listed in the [data corrections log](https://probativegrowth.com/data/corrections/).
